METRA Developments Launches LIWan Residence in west cairo

METRA Developments has announced the launch of its latest project, Liwan Residence, in West Cairo. The fully integrated residential community comprises villas only and introduces a concept centred on privacy and efficient use of space, inspired by the traditional Arab iwan and reinterpreted through a contemporary vision suited to modern lifestyles.
Mohamed El Shihaby, CEO of METRA Developments, said that the selection of Liwan Residence followed a study of location, characteristics of surrounding area, and residential demand, in line with the company’s strategy of developing projects that create tangible value for customers and reflect its philosophy, “Every Square Meter Matters – Every Square Meter is an Opportunity.”
El Shihaby added that the project is located in the Green Belt area on Al-Wahat Road, within the first villa zone along the road, spanning a total area of five feddans.
Liwan Residence comprises standalone villas and twin villas, with unit sizes ranging from 266 sqm to 349 sqm. The master plan takes into account outdoor spaces, circulation paths, social areas, and dedicated children’s spaces.
The development is also located close to key destinations in West Cairo. It is one minute from the October Monorail, four minutes from New Cairo University and Al-Wahat Road, 12 minutes from Boulevard Axis, 12 minutes from Badya University and Ahram Canadian University, and 15 minutes from Jirian Compound.
He disclosed that the project’s development is based on integrating expertise from specialised partners, with METRA Developments collaborating with ADC as the project’s engineering consultant, Lodestar for 3D Visualisation and architectural visualisation, Buzz Integration as the marketing and business development consultant, and Etisalat as technology partner.
He added that the “Every Square Meter Matters” philosophy is directly reflected in the project’s planning, with each space designed to add tangible value to the residential experience, whether through unit design, open spaces, or movement between different areas of the development.
The launch of Liwan Residence builds on METRA Developments’ more than 15 years of experience in contracting and real estate development. Over the course of its operations, the company has successfully delivered 15 projects and more than 300 units, with total investments reaching EGP 750m.
