Aqar Exit launches in Egypt to provide an exit route for distressed property buyers

Aqar Exit has launched its operations in Egypt’s real estate market, aiming to help customers facing difficulties meeting their property-related financial obligations exit their units and recover the amounts they have already paid.
The platform connects distressed customers with new buyers at existing contract prices, offering an exit option for sellers while providing buyers with access to properties on the same contractual terms.
Dr. Mahmoud Ammar, Founder and CEO of Aqar Exit, said that the platform attracted more than 15,000 users in its first week, including over 11,000 buyers and more than 3,600 sellers.
Property listings on the platform have surpassed 3,300 units, with more than half already receiving purchase requests.
He added that units currently listed on the platform have a combined market value of around EGP 60bn since its launch.
Buyers therefore benefit from taking over contracts signed at earlier prices instead of purchasing comparable units at 2026 market levels.
Dr. Mahmoud Ammar noted that the idea for the platform emerged after identifying cases of customers who had purchased units through installment plans but later faced financial difficulties that prevented them from meeting their payment obligations.
The platform aims to provide these customers with an exit route that allows them to recover the amounts they have already paid, without adding an “overprice” to units or charging sellers any commission.
He added that the platform charges a commission only to buyers, with fees below those typically applied in resale market. Units are listed based on the terms of their existing contracts, while remaining installments and transfer procedures are completed in accordance with contractual terms and requirements set by each developer.
He further pointed out that Aqar Exit does not rely on brokers or real estate marketers to list properties. Sellers must be the actual units owners, while the platform reviews the relevant contract documents and verifies ownership, installment amounts, and payments already made before listing the units for buyers.
Founder and CEO of Aqar Exit disclosed that the platform does not seek to affect developers’ prices for newly launched properties. Instead, it deals with existing contracts and provides an exit mechanism for customers who are no longer able to meet their financial obligations.
He noted that some customers face financial difficulties due to circumstances beyond their control and need to sell their units without incurring losses, allowing them to recover the amounts they have already paid.
He said, “We launched Aqar Exit primarily to support distressed property buyers, not to create a new market or compete with developers. However, the figures recorded during the first week revealed a significant volume of units tied to older contracts, suggesting that the issue extends beyond individual cases and highlights a clear need for an organized mechanism to exit remaining property commitments.”
He concluded that Aqar Exit plans to expand its user base and the number of listed units in the coming period, while further developing the data collected through supply and demand activity. This would help provide a clearer picture of size and trends of Egypt’s property resale market.
