Khaled Sabry Developments has announced the complete sell-out of all villas in the first phase of Waterside Villas at its flagship Rosail City project in Mostakbal City, coinciding with the completion of 100% of the phase’s construction works. The company is continuing finishing, landscaping, planting, and final preparation works in readiness to begin delivering units to customers starting in October.
The sell-out of the phase comes as the company continues to implement its strategy of linking sales to actual construction progress on site. Waterside Villas units were launched after 100% completion of their construction works, enhancing customer confidence and reducing the time between contracting, unit delivery, and actual move-in.
Waterside Villas extends across 20 feddans within Rosail City, in one of the most distinguished locations within both the project and Mostakbal City. The phase comprises a total of 225 villas developed according to a master plan that focuses on open spaces, waterfront views, and landscaping, providing an integrated residential experience that combines privacy, nature, and high-quality design.
Khaled Sabry Developments has introduced five different villa models within the phase to meet the diverse needs of customers. These include standalone villas, twin houses, and townhouses, in addition to the innovative new Lake House model, which comprises Garden Lake House units with private entrances and gardens, and the Sky Villa model, which also features a private entrance as well as distinctive views from the upper floor and double-height ceilings, providing the units with the highest levels of luxury. Through these two innovative models, the company introduces a different concept for residential unit design and space utilization.
All Waterside Villas units feature distinctive views of the lakes, waterways, and fountains integrated throughout the landscaping and surrounding the villas. This reinforces the “Lakehouse Living” concept adopted by the company in developing this phase and creates harmony between the architectural design and the natural and water elements surrounding the units.
The company is preparing to begin deliveries in the fourth quarter of 2026, with the first area scheduled for delivery in October 2026. Delivery of all 225 units within the phase will be completed during 2027, in parallel with the completion of finishing, landscaping, planting, and the preparation of the various areas of the phase for actual occupancy.
In this context, Eng. Khaled Sabry, Chairman of Khaled Sabry Developments, said that the complete sell-out of the first phase of Waterside Villas, coinciding with the completion of its construction works, represents an important milestone in the journey of Rosail City. It reflects customers’ confidence in the project and in the company’s ability to fulfill its commitments and transform plans into a tangible real estate product on the ground.

Sabry explained that the company aims for the delivery process to reflect the same quality standards applied throughout the construction phase. He noted that work is currently proceeding at an intensive pace to complete exterior finishes, landscaping, planting, and all final details, ensuring the delivery of a fully integrated residential community rather than merely individual units.
These steps coincide with continued progress across the other phases of Rosail City. The company has commenced construction works on the apartment buildings phase in accordance with the project’s established timeline, with deliveries scheduled to begin after two years, in mid-2028. This reflects the continued pace of construction and development across the various components of the city in parallel.
Khaled Sabry Developments also reaffirmed its continued commitment to construction schedules across its other projects, including the company’s developments in the Beit Al Watan area of New Cairo, as part of a strategy based on accelerating construction rates, meeting scheduled delivery dates for customers, and maintaining quality standards throughout the various stages of development.
Rosail City is one of Khaled Sabry Developments’ flagship projects, extending across a total area of 61 feddans in Mostakbal City. Its master plan is based on achieving a balance between buildings, green spaces, water features, and services, with the majority of the project’s area allocated to green spaces, lakes, waterways, and open areas, with the aim of providing an integrated residential environment centered around quality of life.
