TIG Developments launches 2 projects in Badr and Shorouk cities with investments exceeding EGP 1.5 bn

TIG Developments company, announced launching a new expansion plan for the second half of 2026, which includes two mixed-use projects in Badr and Shorouk Cities, with total investments reaching EGP 1.5 billion, as a part of the company’s strategy to expand into new cities and meet the growing demand for mixed-use projects.
Mohamed El Sheikh, thd Founder and CEO of TIG Developments, said that the company focuses on selecting strategic locations that achieve the highest investment value for clients, while relying on specialized partners at various stages of development, which ensures the implementation of projects within high quality standards and adherence to the scheduled timelines.
He emphasized that the first project is “The Way Mall”, which is located on a 1,680 square meter plot in Badr City Services Center, in a prime location next to the Russian University and a branch of the National Bank of Egypt, noting that this prime location ensures high population density and strong daily traffic, enhancing the success of the commercial, administrative, and medical activities included within the mall.
He pointed that the project boasts over 60% completion in its constructions, along with a variety of retail and operational areas to suit diverse investment activities.
He added that the mall comprises a basement, ground floor, and three upper floors, with unit areas starting from 26 square meters, and is scheduled for delivery in December 2027.
He pointed that the project’s current phase includes retail units on the ground and first floors, starting from 26 square meters, while the second floor is dedicated to fully finished medical clinics, with units starting from 27 square meters, while the third floor houses is dedicated for fully finished administrative offices, also starting from 27 square meters.
He noted that the company has offered various payment plans to suit different clients, including a 25% down payment and installments up to 3 years, 35% down payment and installments up to 4 years, or a 50% down payment and installments up to 5 years.
He announced the launching of “POINT HUB Mall” project in Shorouk City, which is built on an area of ​​2,200 square meters in a strategic location on Gamal Abdel Nasser Road (the third link), next to the Petromin station, the tourist promenade, and SODIC entrance, which is one of the most vital axes connecting Shorouk City with New Heliopolis and Suez and Ismailia roads.
He emphasized that the project targets to capitalize on the high population density and constant daily traffic in the area, and will include commercial, administrative, and medical activities, showing that the company has completed obtaining all the necessary official permits and has already begun excavation works on the site in preparation for starting constructions.
He explained that the project consists of a basement, a ground floor, and three upper floors, unit areas start from 27 square meters, and the construction and delivery period is scheduled within three years, besides both the ground and first floors include commercial units starting from 26 square meters, while the second floor houses is dedicated for fully finished medical clinics starting from 29 square meters, and the third floor contains fully finished administrative offices, also starting from 29 square meters.
He pointed that the company offers flexible payment plans, starting with a 5% down payment and installments up to 4 years, 10% down payment up to 5 years, 20% down payment up to 6 years, or 30% down payment with installments up to 7 years, giving clients and investors significant flexibility in choosing the most suitable plan.
El Sheikh assured that the company has a proven track record of successful execution and adherence to delivery schedules, as in 2026, it delivered all residential projects launched in Shorouk City during 2025, three to six months ahead of the contractual deadlines, and these projects include several premium villas in the Fourth and Second Districts East, near Heliopolis Club and Green Hills Club, reflecting the company’s commitment to quality construction and respecting timelines.
He added that the company also successfully managed to operate Trust Mall in Shorouk City, which opened in the second half of 2024, and the mall is now open to clients, with several commercial activities already operational, further demonstrating the company’s ability to execute and operate projects according to a targeted plans.
He revealed the company’s preparations to launch its new commercial project, “The Mark Mall”, in Badr City in January 2027, as it located on 2,900 square meter plot in the heart of Badr City, adjacent to The Way Mall project, pointing that implementation is already under construction, with completion rates approximately 20%, and the project will feature a variety of commercial, administrative, and medical units, offering flexible payment plans extending up to seven years.
El Sheikh assured that the company aims to enhance its presence in the cities of East Cairo, which are experiencing rapid urban and investment growth, noting that the projects locations were selected after accurate studies of demand and population density, ensuring maximum investment value for clients and reflecting TIG Developments’ vision of delivering projects that combine high quality execution, efficient management, and sound investment.
